going to be making some foreclosure
connections this week as well as
checking on the other deed sales in
nearby counties. I'm starting to
believe this is something that can
really be done and not just
something that people buy books and
classes about.

Title Defect or Cloud
–
an outstanding claim, lien or
encumbrance that could affect
the title if it is shown to be
valid. An example would be a
roofer who places a lien on a
property. When the owner tries
to sell the property, the lien
will show up as a cloud on the
title and must be paid or
arrangements must be made with
the roofer to remove the lien.
Tax deeds often have a
regulatory challenge period of
roughly one to two years, in
which the sale can be challenged
in court. This results in a
cloud on the title that should
be removed.
