Quiet Title Action
–
a court action to force any individual or entity to
settle a cloud on a title for an
outstanding
claim, lien or encumbrance that
could affect the title if it is
shown to be valid.
Tax deeds often have a
regulatory challenge period of
roughly one to two years, in
which the sale can be challenged
in court. This results in a
cloud on the title that should
be removed through a quiet title
action.
